Yesterday I was browsing the headlines (featured posts) of Active Rain. There was a post by Atlanta Luxury Homes Realtor, Ron Tissier asking the general AR community for a customizable listing presentation for realtors.

First, a little about Ron Tissier, Atlanta Luxury Real Estate Agent. Ron works with Atlanta Luxury Real Estate, in Altanta Georgia.  He is a former appraiser. Since moving to Altanta in 1987 he has been a Realtor since 1999.  His only designation is the CRS (Certified Relo Spec).  Ron concentrates on Luxury Real Estate, Atlanta Georgia in the price points of $250K to $5 Million (As you can see by the links and keywords, I am trying to boost his rankings)

Ron Tissier, Atlanta Luxury Real Estate Agent made a blog post back in March 2010 that was just recently featured.  Now for my midwestern brain that has long sinced be irreprably damaged by the Florida Sun and moments around high explosives (I used to be in the military) - I had a hard time trying to figure out how a post from early 2010 can be featured over a year later.

So like any good person I picked up the phone to reach out and touch someone.  So I called Mr Ron.  I explained that I am an Active Rain Member Coach, and that I am part of the Active Rain Confirmed Loan Officer Program.  I further went to explain that I had seen his post requesting Customizable Listing Presentation for Realtors.  But my confusion was, has the request for Customizable listing presentations for Realtors been filled as his article from 2010.It Started with A Call: Customizable Listing Presentations Realtors with E-Property Sites

Talk about "Feeling the Luv".  He said that it had, but he explained to me that he had recently become a Active Rain Rainmaker.  He had gotten a call (from the Active Rain God on High Himself) from Nicky.  Nicky wound up featuring one of Ron's articles (requesting Customizable Listing Presentations for Realtors) and that the AR community had responded in force with ideas, suggestions and feedback.  He said he could not believe the repsonse of the other members.

So I went on to tell him what I could offer.  I spoke a little about who I am, that I was a loan officer with Proficio Mortgage Tampa, Florida and that I had a very awesome Customizable Listing Presentations for Realtors E-Property Sites and that he was more than welcome to have access to it.

Imagine Ron Tissier, Atlanta Luxury Real Estate Agent surprise when a mortgage company was offering to help him build his business.  Needless to say, he was surprised.

So once again, I find myself up early (415 AM Eastern).  My own time to review, plan for the upcoming week (or day) without having to turn every two minutes to answer a question from my OCD four year.

This morning I was browsing a few AR featured posts and found a few in particular that interested me.

My favorite, other than trying to get back into someone's pants (an article written by Sarah Bennett), was an article written by Tanya Nouwens of Canada about the QR Code being here to stay.  As I read the comments I was surprised that so many people do NOT use this kinda of technology

In this corner - QR Codes

Most QR code technology was developed in Japan around 1994 to solve problems of tracking inventory.
You can make a QR code do a variety of things

  • Call a phone number
  • Push to a web site (suggestion, make it a landing page)
  • Download Free Text
  • SMS Text Message (I am interested in that one, but I could not get it to work the way that I wanted it to)
  • Attach a VCard or VCalendar and download onto a phone (great for anyone - Could this be the next electronic business card?)
  • Google Maps Location (Long and Lat only right now, but you are smart, you can find that easily)
  • Social Media (Status Updates, Likes, Profiles - If you are on social media so much that you need a QR Code - I am sure that there is an SMA - Social Media Anonymous - near you)
  • Can be custom colorized
  • DISLIKES: Does not give a location of where to download
  • DISLIKES: Free, except for the advanced features, such as social media updating

In the other corner -- MS Snap Tag

  • Call a phone number
  • Push to a website URL
  • Download Free Text
  • Download a VCard
  • Online Video/Photos
  • Symbol can be customized
  • Can be made into 8, 4 or two color tags
  • LIKES: Analytics can be embedded (a need be for real estate industry professional)
  • LIKES: Microsoft Developed
  • DISLIKES: Lack of applications at this time - I would love to see the ability for my phone to send an SMS/Text message to a number of choice - That would be HUGE for me)

The most popular QR Code function I personally remember was internet postage (Stamps.com.  Just recently I took a flight completely paperless as I had the QR Code sent to my phone in an email.  Takes the place of the paper boarding pass. (Ok I admit, I had a paper pass as a backup!)

There are several types of QR Code Technology - One (called the Aztec Code) is being tested in the Polish car insurance industry

My favorite was the ShotCode.  But after reading about it, I don't see it lasting

Then there is PDF417.  This one seems to be catching on in the US.  Developed in 1991, DHS plans to implement this technology onto / into the REALID Act (coming to a driver license near you)

Similar to the beer commercials of yesteryear - Everyone is going to have his or her own reason(s) for choosing either the QR Code or the SNAP TAG.  I don't care what you use

JUST USE SOMETHING.  Embed technology into your listing presentation, onto your yard sign, business card, etc.  I have had three agents already pick up an extra listing by including it into the brochure for the property

FHA New Rules are no longer Rumors

FHA New Rules are no longer Rumors

According to a late night Cnn/Money report -- FHA will go to a credit score driven program, higher down payment requirements, lower seller concessions, and higher MIP

Here are some of the facts

  • Seller Concession to reduce to 3% from 6%
  • Credit score minimum: 580 FICO to have a 3-1/2% Downpayment
    • Lower scores will be higher down payment
  • UFMIP (Up Front MIP) will increase to 2.25% (on the average 130K loan, adds an additional $2,925)

Now I don't now about you, but I have already been employing these similar strategies (all except the Increased mortgage insurance premium) in my business and in the business models of real estate agents around the country.

If you are a realtor thinking, Oh no, now my business is going to suffer even more -- Hang On and Continue Reading, as there is hope

Let me tackle each bullet point individually

Seller Concession to be 3% down from 6%

Show your seller and entice your potential buyers buy offering the FHA 2/1 Buydown.

  • Your seller keeps more money
  • Your buyer gets a lower payment for the first two years
    • Heres how it works
    • Assume you have a house on the market for 130,000
    • Assume that the interest rate is 5.75% for 30 years
      • The seller contributes the difference (of the interest payment) over the first two years of the mortgage (in this case I assumed the 3-1/2% down payment) and gives in concessions $3634.92 (2.796%)
  • I use this strategy often, yet many realtors and loan professionals either don't use this or don't know about it.  Yes, the buyer DOES have to qualify at the fully amortized rate (5.75% in this scenario) but starts payments 1 - 12 at 3.75%; Payments 13 - 24 are at 4.75%; Payments 25 - The End are at 5.75%

Credit Score requirements to go to 580

It is no secret that if you or your buyer are under that number, they wont get an FHA mortgage.  While there are a few banks out there writing to that or even lower, there are many many extra hoops to jump through that will (not CAN, WILL) delay the closing sometimes up to four to five months.  That's almost as bad as buying a short sale home.

Solution

Credit Repair.  It is no secret that CBA (credit bureaus) are a mass of computers reporting what other computers tell them to.  Greater than 90% of ALL credit reports have many errors.  Errors such as

  • Faulty Late Payments

Were you really late on that payment, or did your payment get held some where in the black abyss

  • Public Records

What if you have a common name, John Smith or Mary Jones.  And someone else with that same name gets sued in your city, Very good chance that the judgement and lien will appear on your credit report -- It happened to me!

  • Excessive Inquiries
  • Unreturned Equipment Resulting in Collection accounts
  • Collection Accounts

As a former collections person, let me talk about that for a minute.  It IS legal for a collection account to be reported to the credit report (MAny think that it is not, but it is) -- What is NOT legal is the account to be RE-AGED (Violates the FACTA Rule) -- If you have a credit card that goes unpaid or hospital bill that gets miscoded (hey we are all human and make mistakes) - The creditor (or medical office) will send it to a collection agency.  That collection agency will then put it on the credit report the exact time they receive it --NOT WHEN IT WAS OPENED (and thats the legal violation)

Now we all know that we can "dispute" anything on the credit report and after 30 days it is supposed to come off -- Well I hate to break it to you, but unless your buyer has professional representation, the chances of a negative item coming off the credit report are very slim.  EXTREMELY SLIM.  It takes an average of 6 to 30 seconds for a rep at a credit agency to pick up the phone, call the creditor, get someone on the line to verify an account. -- So with that theory, we should have much cleaner credit reports - Again, I hate to break the bad news, but that DOES NOT happen.

MY POINT

Enroll your client in a credit repair program.  Give them 2 - 5 months to get their financial act turned around and they wont have to worry about hoops to jump thru.  They will enjoy quick closings - And they will love you for getting lower car insurance rates, better interest rates on credit cards and that house you sold them.

Best part, THEY will TELL EVERYONE ABOUT YOU.
